An Introduction to AltInvest

“What is AltInvest and what do you do?” As our name implies, we provide an alternative platform for investing in what you know, see and can understand.

Our business model is built around assembling like-minded investors who share our belief in the intrinsic value of real estate… specifically large, high mountain land investments strategically located near Asheville, North Carolina.  As you may be aware, Asheville is one of the most sought after destinations for permanent residences, retirees and vacation homeowners in the USA.  If you are considering investing in mutual funds, stocks, bonds, pork bellies or in futures -we are not your guys.

Our current undertaking is to assemble several large mountain tracts near Asheville. The first tract of 140+acres has been closed.  Our second fund is nearly subscribed on the acquisition of a 130 acre parcel. We will soon open a third fund to acquire a nearby parcel. These will result in our investment partners controlling over 460 acres of highly desirable mountain property, within the path of progress, just 15 miles northeast of Asheville, North Carolina.  These properties will be held, forest managed, conservation planned and groomed for future sale.

Funds necessary to complete acquisitions run from less than $1,000,000 to over $3,000,000. Depending on the size of our investor pool, individual investments should generally range between $50,000, or less for fractional units, and $100,000. There is also an opportunity to acquire fractional shares as low as $25,000.

Each fund is offered only through a Private Placement Memorandum or Prospectus, which is filed with the S.E.C. and with every State where our investors reside.  Before making an investment in our funds, you are required by law, to receive a copy of the Private Placement Memorandum and meet certain financial requirements. We also urge potential investors to meet with us and make a physical inspection of the property under consideration before making any commitment.

What makes our approach to acquiring properties exceptional is our innovative method of financing acquisitions solely with equity rather than debt. To participate, our investors draw funds, without tax consequences, from their Self Directed IRA, Self Directed 401(k) or cash. With an acquisition free of debt we have the flexibility of timing the exit strategy to maximize investor profit. As a note, it is highly unlikely that a typical brokerage firm managing your IRA or 401(k) has the ability or wants the hassle of managing this type of investment.  If you do not have a fully self-directed account, we can refer you to firms that specialize in administrating these types of accounts and assist you every step of the way.  As with any other investment from an IRA or 401(k) account, profits are returned to your account tax-free until you withdraw your funds by taking a distribution from your IRA.

Unlike hedge funds or private equity firms we do not charge up-front fees nor do we earn commission or other compensation relative to our acquisitions. Our compensation comes from profits at the time of sale of the investment and only after our investor partners receive the return of 100% of their entire investment.  If the profits at sale are less than a 7% annual return, we (AltInvest) receive none of the profit.  In the event the profit is 7% or greater, the total profit is split 65% to our investment partners and 35% to AltInvest.

Although we have focused on acquiring large land tracts, we are currently evaluating existing and 'to be built' mid-sized multifamily developments in the greater Asheville area.  These properties will be income generating ventures with slightly longer holding periods but with current income distribution potential as well as long term capital gain potential.

We are a small group of highly experienced, cross disciplined professionals that believe so strongly in the potential of profit in well located, high mountain land acquisitions that we defer any chance of compensation until the deal is sold at a profit. We invest an enormous amount of time and effort in searching out the best opportunities for investment and will not undertake more than we can efficiently manage, administer and, later, market as profitably as possible.
