David LaFave

David M. LaFave


With 30+ years experience in real estate including land acquisition, planning and development as well as an extensive background in finance and real estate lending, David LaFave is our operating director and manager.

He earned his bachelors degree from Colgate University followed by employment with Chemical Bank National Division, in New York City. After serving as a naval officer aboard two nuclear missile submarines, he moved to Charlotte to work in commercial real estate lending with Cameron Brown Co., as a commercial lending officer. He later joined The Ervin Company, a real estate subsidiary of American Cyanamid Co., as its Treasurer.  In 1976, he formed his own Charlotte real estate development and construction firm, involved extensively in subdivision development, multi-family development (both directly and through joint ventures), property redevelopment and land investment.

David has lived in Charlotte since 1971 and has participated actively in the local community, through multiple civic and nonprofit board positions, in both public and private entities and commissions.  He now maintains a home and office in Saluda, NC as well as significant land and commercial investments in the Western North Carolina Mountains.

The use of land as a vehicle for retirement planning and medium/long term individual investment has been a concept that he has husbanded for many years. He has actively been involved in North Carolina (mountain and coastal) land development since 1979 and, as mentioned above, has significant personal and family holdings in the North Carolina Mountains.

James Morgan

James H. Morgan


Jim also has over 30 plus years in land and residential development, sales and management, beginning in residential development, in the late 1960’s.  

In the 1970’s, he was named Vice President of Sales and Marketing for Dorado del Mar - a 600 acre residential/resort development in Puerto Rico - and, later, accepted the position as Director of North American Sales at Palmas del Mar - an 1800 acre resort development,  also in Puerto Rico.

After a move to Hilton Head Island in the 1980’s, he started, owned and managed successful businesses focusing on Property Management, Brokerage Sales and Rental Management.

Residing in Asheville since 2000, Jim works primarily with international, national and regional clients, specializing in large tract land and income property acquisitions, land development and marketing, as well as selective conservation easement consulting.

 Stephen Smith

Steve Smith


Steve has more than 30 years experience in tax planning.  He is an example of those few advisors who combine a strong academic background with practical application of this knowledge to individual circumstances. He earned his bachelors degree from UNC Chapel Hill, where he graduated Phi Beta Kappa. He attended the University of Virginia Law School where he was inducted into the prestigious Order of the Coif. He has addressed numerous business and industry groups on tax subjects specifically applicable to their unique circumstance.

The largest part of his day to day practice is working with people in the area of tax advantaged real estate transactions such as like-kind exchanges, real estate investments by IRAs and qualified plans and related areas. In conjunction with this, he provides estate and asset protection planning to such clients and business owners. Steve practices law with the law firm of Horack, Talley, Pharr & Lowndes, where he has been a partner for over 25 years. He has written extensively in the areas of the taxation of IRAs, 401(k)s and other retirement plans investing in real estate and has recently been involved in seminars to other professionals on the subject of investing IRAs, 401(k)s and other self directed plans in real estate investments. Steve has been involved in various real estate investments personally including through his IRA and firmly believes in the value of real estate investment as a means of building wealth.

Steve has recently published a book on investment in real estate by IRAs and 401(k)s and other qualified plans entitled IRA Investment in Real Estate for Syndicators, Other Real Estate Professionals and the Rest of Us.

Steve is also one of the founders of P3Wild Mountain #1, LLC and P3Land Management, LLC, which were the forerunners of current funds and LandSmiths, LLC.

Fitzhugh Stout

Fitzhugh L. Stout


Fitzhugh is managing director for Integra Realty Resources – Charlotte (www.irr.com) and has been actively engaged since 1975 in the fields of real estate valuation and consulting as well as development and ownership of investment real estate.

Fitzhugh has a broad range of experience in valuation and analysis of all types of real estate including apartments; business parks; hotels/motels; offices; medical offices; adaptive reuse projects; manufacturing facilities; warehouses; bulk distribution facilities; mini-warehouses; shopping centers; residential subdivisions; planned unit developments; vacant land; golf courses; churches; restaurants; marinas and special purpose properties. Other services include consultation, market studies, feasibility studies, condemnation, tax appeals and expert court testimony. Areas of specialty include adaptive reuse and mixed-use, urban infill valuation and consulting.

His firm has offices in Charlotte, Greensboro, Raleigh  North Carolina and Charleston, S.C.

Fitzhugh received a Bachelor of Science degree from North Carolina State University in 1972. Mr. Stout is a member of the Charlotte Region Commercial Board of Realtors, The Greater Charlotte Hospitality & Tourism Alliance, and Lambda Alpha, an honorary land economics society. He is a designated member of The Appraisal Institute. He received the MAI designation in 1982 and in 1999, he received the CRE designation as a member of The Counselors of Real Estate. Fitzhugh has served as the past president of the North Carolina Chapter of The Appraisal Institute and is currently serving as the Vice Chair for the NC/SC CRE Chapter.  He is also designated as a Fellow of the Royal Institution of Chartered Surveyors (FRICS).

 John Witherspoon

John Witherspoon


John is Managing Director and a founding partner in Conservation Advisors of North Carolina, Inc., Brevard NC., where he has 15 years of experience in Western North Carolina real estate, with a focus on large land parcels and conservation easements.

Originally from Huntsville, Alabama, John graduated from Auburn University in 1992 with a B.A. in Finance, and then from Appalachian State University with a Masters Degree in Geography in 1995.

His work as land conservation consultant and real estate broker has resulted in the permanent protection of over 8,000 acres involving more than 30 projects in North Carolina and the Southeastern U.S.

John serves on the Transylvania Natural Resource Council and as a board member of North American Land Trust, headquartered in Chadds Ford, PA.  He has recently been appointed to the Board of the Carolina Mountain Land Conservancy.  His office is in the western North Carolina City of Brevard, which has been his home for the last 14 years.
